Enter monthly recurring costs and the length of delay. Convert annual bills to a monthly amount; avoid counting the same cost twice.
This is a constant-cost estimate in pounds, not an audit of past bills. It excludes one-off costs, capital repayments, rental income, changes in value and tax consequences. Zero means no cost included; replace it if the amount is known.
If the calculator does not load, multiply your monthly recurring costs by the months of delay. The property guide below explains the context.
Costs alone do not determine an acceptable sale price, who is responsible for delay or whether an executor should act. Those questions require solicitor review.
Read the estate property guide →This check records what is available and what remains unclear. It does not score your case, predict settlement or decide whether mediation is appropriate.
If the interactive check does not load, list the documents, issue, each side’s position, evidence and attempts at resolution. Identify what remains unclear and any urgent dates.
Legal merits, duties, deadlines and the suitability of a resolution route remain for individual solicitor review.

Service suitability
The Deadlock Scan sends a short outline to Justin for a preliminary suitability response. It is separate from the instant self-service checks.
Ask Justin about suitability →Individual solicitor advice
£400 + VAT (£480 including VAT). Up to 20 selected pages, a 30-minute consultation with Justin and a two-page Action Plan.
Normally delivered within three working days after the consultation and receipt of all required documents, whichever is later. Any further work requires an agreed scope and fixed fee, with your written approval before it begins.
Enquire about Stage 01 →An enquiry does not commit you to payment. Human Law does not conduct wider contested litigation or act on the court record. Do not wait for a suitability response or review where prompt action is required.
